Investment Thesis
One of the only real estate sectors to grow through the 2008 recession. Ten million first-time campers entered since 2020, and Millennials and Gen Z are now the largest ownership segment.
New parks are slow to build. Local permitting and NIMBY resistance keep a lid on supply, so quality stock stays scarce. Most independent parks are run by owners nearing retirement with no clear succession, which feeds a steady pipeline of assets to buyers who can actually operate them.
Matrix Capital Markets called 2025 a breakout year for campground and RV park transactions. Aging owners are bringing assets to market at 7 to 10 percent cap rates on in-place NOI, and institutional buyers from hotels, self-storage, and marinas are entering the space.
Most parks have not been updated in 20 to 30 years. Owners rarely price by demand, run dated marketing, and miss younger campers. That gap is the value-add.

Lewis is based in Grand Rapids, Michigan and brings hands-on experience building and scaling service businesses with seasonal labor. In a space where institutional buyers hire 3rd-party managers from a distance, hands-on ownership drives better guest experience and stronger margins.
We have four campground deals active, with a combined deal cost of $10M+. Additional acquisition targets are actively being pursued across Michigan and Virginia.
Relationships with campground-specialized lenders and regional community banks who understand seasonal cash flows and value-add underwriting, giving us flexibility to match the right capital structure to each deal.
Team
Scott and Lewis were classmates and Track & Field teammates at Hillsdale College in Michigan. Tentamine takes its name from the Hillsdale College motto: virtus tentamine gaudet, “strength rejoices in the challenge.”

Managing Partner
Scott brings deep experience in real estate, hospitality, and revenue management. He previously built and led the commercial organization at Placemakr, a 4,000-unit apartment-hotel brand and acquisitions platform. There, he oversaw business planning and launched over 20 properties ($1B+ in asset value), managing pricing, marketing, and guest experience to drive $100M in annual revenue.
Scott also played a key role in over $300M of real estate acquisitions, designing the revenue underwriting process and approving all deals from an operational and revenue perspective.
A former BCG strategy consultant, Scott has underwritten dozens of RV park deals and leads revenue, marketing, inventory, investor relations, and asset management for Tentamine Capital Partners. He holds an MBA from Dartmouth College and a B.S. in Chemistry from Hillsdale College.

Managing Partner
Based in Grand Rapids, Lewis is an entrepreneur and renewable energy executive with extensive on-the-ground experience in Michigan-based business operations. He previously founded, scaled, and sold First Mate Yacht Care, a luxury yacht and property services company with over 200 customers and seasonal teams of up to 20.
Lewis currently serves as a Senior Account Executive at TotalEnergies, where he leads distributed solar + storage development. He is active in renewable energy policy and governance, serving on several industry boards.
For Tentamine Capital Partners, Lewis leads operations, technology, and construction management across the portfolio. He holds an M.A. in Economics from George Mason University and a B.A. in Economics from Hillsdale College.
